Building Regulations
Changes to the internal layout of any non domestic building requires Building Regulation Approval by the local authority. This is normally obtained by the Full Plans Approval method. Rayon can make this application on your behalf.
The process involves drawings being prepared and sent to the local authority who control the site. They will consider the application and send a copy to the local Fire authority for their comments.
The drawings will require details such as provision of light, fresh air, disabled access plus details of safety in an emergency like means of escape in a fire, emergency lighting, fire exit signage. The full list of areas for consideration is extensive. We can incorporate the same details in the project at the design stage using our experience of previous applications and similar projects.
Once the drawings have been approved, typically 4-6 weeks we then build the project and the local authority building inspector will call in at certain stages and check the project is the same as the plans approved earlier.
On completion a certificate is issued to the client confirming the work is built to meet the regulations, this can be essential to meet insurance and landlord requirements for use of the building.
In certain cases the time taken by the full process does not meet the client's requirements for a fast track completion. If this is the case please contact us as there may be faster alternative routes to the approval available.
Planning Permission
Planning Permission Should your proposed scheme involve changes to the external appearance of the building or it's use then Planning Permission may be required.
As with Building Regulations we can make this application on your behalf. The process is slower than building regulations because of the greater need for public consultation, however the two applications can be made at the same time to minimise the overall time taken.
